Fairness, built into the system.
Our Philosophy
Why we work the way we do
Building systems through technology that make everyone involved in real estate transactions happy
This is our mission. It may read as an ideal, but it did not come down from one. It is what we arrived at when we tried to put into words the business we actually run.
What follows is how we got there, and what it means in day-to-day practice.
We Sell a Proposal, Not a Product
Real estate agents have a reputation: persistent, loud, hard to shake off. A great many people feel that way, and we understand why.
When the thing you have to sell is decided before the client walks in, and the numbers only move by selling it, pushing starts to make sense.
Acuze is a brokerage that carries no inventory. We hold no property that we are obliged to move. So we begin by hearing what you need, then go and find what fits. Our front door is the web. We do not call or visit unless you want us to.
This difference decides how we sell
A product can be pushed. A proposal cannot.
A proposal only works if the other side is convinced. Rushing or pressing does not raise the odds. Not pushing is less a matter of principle than a condition of this business.
To get there without pushing, the material for a decision has to be on the table first. That is why we run several web publications and write every article ourselves.
On Rainbow Land Assessment, our land valuation site, you can consult us without giving a name, a phone number, or an email address. By design, we hold no means of chasing you. It is used by people who are not ready to tell their family, and by people who have been pushed hard by an agent before.
We Show Rather Than Talk
In January 2026, a partnership came together in three days.
-
December 2025
Built 4-Year Depreciation Navi alone
A portal for investors using wooden buildings over 22 years old for depreciation. Planned, built, and launched single-handedly in two weeks.
-
January 2026
Showed it to a visiting company
They saw the finished site and proposed a partnership on the spot.
-
Three days later
Showed a working demo
Instead of explaining the idea in a meeting, we built a working demo in three days and showed it.
-
One week after that
The partnership was agreed
Launched as Rainbow Land Assessment, a valuation site for hard-to-sell land. We still run it together.
Our way of selling is not talking to people. It is showing them something. Being judged on how well we speak takes longer than letting the work speak.
Business planning, marketing, software development, and a real estate licence. Experience built up separately came together at this single point.
AI × IT × Real Estate
In 2025 we moved our office to Minami-Aoyama and obtained a real estate brokerage licence. All three fields — IT, real estate, and AI — are held at a level verified by third parties.

We do not outsource. Planning, development, operations, and the brokerage work itself are all handled in-house. Because nothing is handed off, we always know what is happening where, and decisions come faster.
What Is Different
Set side by side with a conventional real estate practice, the difference comes down to six points.
| Conventional real estate practice | Acuze | |
|---|---|---|
| Market area | Walking distance from the local station | Nationwide and overseas |
| Lead generation | Flyers, cold calls, local ties | Our own web publications |
| Client relationship | Only when something is needed | Connected in ordinary times |
| Pricing | Gross yield, the same for everyone | AI valuation by buyer type |
| Proposals | The same content for everyone | Written individually for each client |
| Basis of difference | Local ties and years in business | Licensed agent × AI engineer |

Market area, client contact, and how proposals are made. None of it rests on local ties or years in business. It rests on a system built from AI, IT, and real estate.
Why We Wrote Management Principles
Honestly: in twenty-two years of running a company, we had never written a business plan for our own firm. We understood the value of one and recommended it to others. We had simply never felt we needed one ourselves.
That changed once we began using AI in earnest. Almost anything can be given shape in a short time now. But the wrong thing can be built just as fast.
What matters is less what to build than what not to build, and deciding that requires a fixed reference point. These are the principles we set down.
Management Philosophy
Our Mission
Building systems through technology that make everyone involved in real estate transactions happy
Our Principles
Maintain equal relationships with all parties and conduct fair transactions
We design transactions where sellers, buyers, and agents all find satisfaction. We don't create structures where only one party benefits.
Share outcomes and risks fairly, collaborating in ways that leverage each party's strengths
Through revenue-sharing partnerships, we don't burden one side with fixed costs. We bring together our respective strengths and distribute results accordingly.
Build business plans grounded in our mission, learn from the gap between plan and result, and keep raising the precision of our management
We set a business plan aimed at our ten-year vision, then compare plan against result and improve continuously.
Fairness, Built Into the System
Goodwill and integrity fluctuate. The same person judges differently once circumstances change. So we do not leave fairness to good intentions.
How outcomes and risks are divided is agreed at the outset. How information is handled is set in the contract. The material for a decision is not released selectively to suit us. Fairness sits in the system, not in intentions.
We Ask the Same of the Firms We Work With
We partner with firms that show integrity in their daily dealings, not with firms that display a fine mission statement. What we look for is whether the obvious things are done consistently.
- Respect exclusive agency agreements — never approach sellers directly
- Follow through on purchase offers with full responsibility
- Never use shared information as leverage for personal gain
- Respect client decision-making — never pressure for a quick close
